President and Principal Broker
Steven Fernandes is the President and Principal Broker at Substantia Realty. With Substantia, Steven has created a boutique real estate firm working with buyers, investors, and sellers of properties in all price brackets and of all types. Years of experience have taught Steven how to think outside of the box when marketing a property, how to negotiate the lowest prices for his buyers, and how to effectively and accurately gauge returns on investment for rental properties.
Real Estate Experience: Steven began his real estate career in 2010, becoming a licensed agent at just 19 and a licensed Broker at 25. In his early career, Steven worked with investors acquiring single-family investment properties. With that background, he soon found success through word of mouth and targeted marketing campaigns.
Education: Bachelor’s Degree, University of Houston-Downtown
Hobbies/Lifestyle: Steven enjoys spending time with his family and his dog Mickey. He frequently travels to Los Angeles to visit family and friends. A self-professed real estate nerd, he loves exploring cities and neighborhoods to admire unique architecture and design.
Erika began her real estate career at Weingarten Realty where she conducted market research to assist clients in calculating list and offer dollar amounts. It was here that Erika found how much she truly loved real estate as she worked with real estate professionals to facilitate negotiations between buyers and sellers. The next chapter in her life took Erika to MetroNational as a Financial Analyst where she studied market conditions and comparisons for determining properties sales value while also doing due diligence for real estate acquisitions.
Real Estate Experience: In 2015 Erika earned her Texas Real Estate License as a means of getting closer to her goal of becoming a fully-fledged Realtor. Through experience gained in the field and the knowledge earned during the pursuit of her Finance degree, Erika is able to give home buyers a personalized and informative experience while maintaining a thorough understanding of market conditions, property values, and housing trends. She specializes in Commercial Real Estate and her main focus is Inner Loop and Memorial areas. She works primarily with investors and developers.

Hobbies/Lifestyle: Erika enjoys spending time at the gym, practicing yoga, taking dance lessons, and traveling as much as possible.
Director of Marketing, Realtor
As Director of Marketing, Erin is in charge of Substantia’s marketing efforts and community outreach. Her unwavering commitment to service, communication, and authenticity shines through in every transaction and interaction. She has a genuine desire to become a friend and advisor to clients. In one such example, she helped a client propose to his girlfriend in the home they just purchased. To be a part of that moment reinforced what a privilege it is to be a part of people’s lives.
Real Estate Experience: Erin has been part of the real estate industry her whole life, with both parents working as brokers in New York. She moved to Central America, where she lived for nearly 5 years, embraced the culture and learned to speak Spanish. She specializes in single family homes, around Katy, Richmond and Sugar Land areas. She is dually licensed in real estate in New York and Texas.
Education: Bachelor’s Degree, Cornell University.
Hobbies/Lifestyle: Erin serves as Director on the Aliana’s Community Council and sits on the Fort Bend Christian Academy Board. A dedicated wife and mother to two daughters, Erin is an avid supporter of her girls’ sports and activities. When she isn’t serving her clients, Erin loves to stay active, explore the arts and attend sporting events in Houston.
Business Development Manager/Realtor
As Business Development Manager, Brian is in charge of recruiting, hiring new agents, and developing the business at Substantia Realty. Born in Houston, Brian has called Texas home his whole life. Brian grew up in Fort Bend County and still has many family members as well as other close ties with that community. When not filling up pages in his passport, Brian has worked diligently to build a reputation among his clients, friends, and colleagues as a trusted adviser.
Education: B.A., Texas A&M University; M.B.A, University of Houston
Real Estate Experience: Brian started at one of the most successful brokerages in the state, joining Substantia in 2015. Brian has enjoyed a successful career generating a significant clientele base ranging from first-time home buyers to investors purchasing multiple investment properties. Through his connections in the real estate world, Brian is able to give his clients an all-purpose service ranging from mortgage quotes from trusted advisers, to home warranty estimates from reputable and trusted companies, to marketing tools for selling any type of real estate, and everything in between.
Hobbies/Lifestyle: Brian enjoys spending time with his wife Rebecca, son Benji, and their two dogs Smokie and Ginger. He also likes camping, watching films, and traveling. He maintains his connection with the community through volunteer work with the Fort Bend County Fair, the Houston Renewable Energy Group, the Houston chapter of The Association of Former Students, and Houston Urban Debate League.
Raeshelle began her career in New Home Sales with Ashton Woods, before switching to Resale after 1 year. She soon found that she prefers an environment wherein she’s able to give clients one-on-one attention, so she joined Substantia, a boutique firm that affords realtors more freedom. She specializes in helping young professionals buy and lease in the West Houston and Downtown areas. Between Katy and Montrose along I-10, is her prime area of expertise.
Real Estate Experience: With the understanding that homeownership is a huge step in someone’s life, she prides herself on being patient and understanding. If clients express moments of doubt or anxiety she likes to sit down and help them through it. Her goal is to provide honest guidance to ensure that each client is 100% happy with the process.
Education: Currently Pursuing a Bachelor’s Degree, Business Management
Hobbies/Lifestyle: Raeshelle spends her free time at the gym or with her dog Marshall. She loves exploring new local coffee shops, bars, boutiques, and art attractions around Houston.
