Background: Steven is the President and Principal Broker of Substantia Realty. Born in Upland, California, he moved to Katy, Texas in 2003 with his Mom and Sister. Starting in 2010 with the representation of his own family’s investments, Steven has continued his professional growth in Real Estate through participation in professional mentorship programs, earning his Foreclosure and Short Sale(SFR) designation, and participating in the local Realtor Association.
Education: University of Houston-Downtown B.B.A. – Business Management.
Real Estate Experience: Steven became a licensed salesperson in 2010 and joined Trend Setter Realty, LLC not long after. Steven began his career working with Investors acquiring single family investment properties, and, with that background, found success through word of mouth and targeted marketing campaigns. Since then, Steven has grown a specialized practice working with first-time home buyers, investors, and sellers of properties in all price brackets and of all types. A studious education and years of experience have taught Steven: how to think outside of the box when marketing a property, how to negotiate the lowest prices for his buyers, and how to effectively and accurately gauge returns on investment for rental properties.
Hobbies: When not working, Steven enjoys watching sports, playing fantasy sports, studying stock markets, playing tennis, and traveling.
Background: Born in Houston, Brian has called Texas home his whole life. Brian grew up in Fort Bend County and still has many family members as well as other close ties with that community. When not filling up pages in his passport, Brian has worked diligently to build a reputation among his clients, friends, and colleagues as a trusted adviser. He maintains his connection with the community through volunteer work with the Fort Bend County Fair, the Houston Renewable Energy Group, the Houston chapter of The Association of Former Students, and Houston Urban Debate League. Brian also continually pursues professional development by earning designations through the Houston, Texas, and National Association of Realtors and has studied vigorously to achieve his Masters in Business Administration.

Real Estate Experience: Brian has been a licensed agent in the State of Texas for 3 years. Originally, Brian joined the Premier Group at RE/MAX Fine Properties, one of the most successful brokerages in the state, but joined Substantia in 2015 as our first licensed associate. Brian has enjoyed a successful career generating a significant clientele base ranging from first-time home buyers to investors purchasing multiple investment properties. Through his connections in the real estate world, Brian is able to give his clients an all-purpose service ranging from mortgage quotes from trusted advisers, to home warranty estimates from reputable and trusted companies, to marketing tools for selling any type of real estate, and everything in between.
Hobbies: Brian enjoys spending time with his wife Rebecca and their two dogs Smokie and Ginger. He also likes camping, watching films, and traveling.
Background: Native Houstonian, Erika grew up surrounded by family and friends in the Memorial area. She was raised in a culturally diverse family, which gave her many opportunities to see and travel the world. Her keen eye for detail and passion for helping people has lead her into real estate.
Education: University of Houston – BBA, Finance
Real Estate Experience: After graduation, Erika began her foray into real estate at Weingarten Realty where she researched real estate trends and regional market data to assist clients in calculating list and offer dollar amounts. It was here that Erika found how much she truly loved real estate as she worked with real estate professionals to facilitate negotiations between buyers and sellers. The next chapter in her life took Erika to MetroNational as a Financial Analyst where she studied market conditions and comparisons for determining properties sales value while also doing due diligence for real estate acquisitions. In 2015 Erika earned her Texas Real Estate License as a means of getting closer to her goal of becoming a fully-fledged Realtor. Through experience gained in the field and the knowledge earned during the pursuit of her Finance degree, Erika is able to give home buyers a personalized and informative experience while maintaining a thorough understanding of market conditions, property values, and housing trends.
Hobbies: On her off time, Erika enjoys self betterment by exercising at the gym, practicing yoga, taking dance lessons, traveling as much as possible, and cheering on the Houston Rockets!
Background: A native New Yorker, Erin grew up and studied in the Finger Lakes Region. Erin’s background in business, hospitality and design has led her to work with high-end brands such as Hyatt Hotels and Restoration Hardware. Erin lived abroad in her husband’s native country of Nicaragua for nearly five years. Here she was able to focus on her passion for social service through work with educational non-profits, as well as projects promoting theatre and the arts. Since 2011, Erin has enjoyed making Texas her home and exploring all corners of Houston. In addition to her work with the Houston Association of Realtors, Erin is also a member of the Cornell Alumni Association, Executive Board Member at Madden Elementary, MFAH member and parishioner at St. Faustina Catholic Church.
Education: Cornell University, B.S. School of Hotel Administration, Concentration in Real Estate and Design
Real Estate Experience: Erin has been around the real estate industry her whole life and is licensed in the states of New York and Texas. Both of her parents are brokers and her father operated one of the most successful brokerages in the country for over 20 years. Erin worked with his firm and then they both joined Nothnagle Realtors, the largest firm in New York State. In New York, Erin enjoyed working on renovation projects and brings her love of real estate to Substantia Realty. She has a commitment to excellent service, diligent research and an eye for design, staging and renovations.
Hobbies: Erin enjoys spending time with her husband Manuel, daughters Isabella and Olivia and their French Bulldog Chloe. She loves anything sporty, but spends most of her time in yoga, pilates and cycling classes. You can spot her at her children’s schools and activities all around town, at museums and outdoor concerts. She also never met a coffee house or farmer’s market she didn’t like.
Background: She is a Native Houstonian and raised in the Western suburbs. She found her calling early on in real estate because of her passion for helping people find their dream home.
Education: She completed her associates degree in business management from Lonestar Cypress TX. She is also currently seeking her bachelor’s degree in business management at UHD with a minor in communications.
Real Estate Experience: She began her career in new home sales with Ashton Woods. Transitioning to full time real estate allowed her to work with clients all over the city while providing a more tailored client experience. In addition, she launched a blog and video series to better educate buyers, sellers and investors in real estate and interior design.
Hobbies: In her free time she loves exploring Houston with her husband, ans taking her dog to the parks all around town. She is a lover of interior design so you will usually find her shopping for new design ideas and inspirations. She also enjoys giving back to the community by actively volunteering at the Houston food bank downtown.
